DISD SCHOOL FOR TALENTED AND GIFTED– TOP OF US NEWS’ LIST OF BEST PUBLIC HIGH SCHOOLS

Two Dallas ISD magnet schools are ranked in the top of the latest U.S. News & World Report rankings of what it says are the best public high schools in the nation. The rankings were released Tuesday.

The School for the Talented and Gifted was ranked as the best public school in the country. The School of Science and Engineering Magnet was ranked third. Both schools have been highly ranked on many lists in recent years.

“We are honored and proud to have these schools, once again, recognized as the nation’s best,” said interim DISD Superintendent Alan King. “The students and staff at both schools make a tremendous effort each day to be the best, and year after year, they continue to be rewarded for their dedication.”

Several other North Texas schools were ranked in the top 100 on the U.S. News list. They include Westlake Academy at 23, Peak Preparatory at 66 and Highland Park at 92. TO READ MORE, CLICK HERE.

TEXAS LEADS IN COMMERCIAL REAL ESTATE–We’re Number 1!

Texas had more commercial real estate spending in 2011 than any other state, and helped make 2011 the first year since the recession that office, industrial and retail buildings have posted gains since the recession started.

Texas development accounted for $7.9 billion in spending and 150,102 jobs supported, according to a new report from NAIOP, the commercial real estate development association.

The study found U.S. construction spending grew more than 12 percent between 2010 and 2011, to $92.3 billion. More than 238 million square feet were built in 2011. To Read More, Click Here.

10 Things Open Houses Won’t Tell You

Once a primary tool for real-estate agents looking to sell a home, experts say the traditional open house has lost its influence in the Internet age. Nearly 90% of buyers search online for homes, while only half that number visit open houses, according to a 2011 report from the National Association of Realtors. And open houses are rarely used as a first step to a home search: Thirty-five percent of buyers start their search online while just 4% start at open houses. Online listings are now the most popular source for finding a home, followed by real estate agents, according to the NAR. Open house signs rank third. “Open houses are somewhat of a dinosaur,” says Jack McCabe, an independent housing analyst in Deerfield Beach, Fla.

Indeed, most buyers today conduct their preliminary research at home — reviewing online photos, virtual tours and a home’s layout — and arranging for private showings of the properties they’re interested in. In addition to listings, other information such as comps (the prices similar homes nearby sold for), property taxes and the school district the house belongs to can also be easily found online. RISE & SHINE 2012

On Sunday, April 15 we had the great honor of being part of the Rise and Shine Run benefiting The Rise School of Dallas, which is a nonprofit organization providing the highest quality of early childhood education services to children with Down Syndrome or other developmental disabilities and to children without disabilities.  While the skies looked a little ominous at first, by race time, the sky was bright, and a good time was had by all who attended.  This year was such an amazing run, and here are a few words from the director.

“Because of your help, we were able to raise over $320,000!!  This was the most money that the run has ever raised in the 12 years that we have been doing it!!  This money will directly benefit the children who attend our wonderful program and their families.  We are so thankful for all of the time, effort, products, and monetary donations that we received for the run.  We would not be able to have this program if not for generous support from people like you!  On behalf of the children, families, and staff of The Rise School of Dallas….. we thank you from the bottom of our hearts!!”

TREPAC’S SUPPORT OF DISD IS A WIN WIN FOR ALL!

Education is a major part of our mission at The Real Estate Council. We not only make grants to organizations that are engaged in improving the quality of education in our region through our foundation but also actively engage with the Dallas Independent School District as volunteers, providing professional expertise to assist with commercial real estate decisions.

Most recently, through The Real Estate Council Political Action Committee (TREPAC), we endorsed three candidates for the upcoming May 12 election of DISD Board of Trustees: District 1—Elizabeth Jones, District 3—Dan Micciche, and District 9—Bernadette Nuttall. These endorsements came after our members completed a full day of rigorous interviews of candidates running in all districts. I commend all of the candidates for their willingness to give their time to improve our public schools.

Although many Dallas citizens are not engaged in what is happening in our public schools, it’s important for all of us to acknowledge that having a strong public school system is a significant economic development driver for our region. What happens in the classroom and in the boardroom at DISD is critical to our future.

The Real Estate Council’s members are strongly committed to reform-based education, and I know many of them will turn out to vote on May 12. Voter turnout on that day is not expected to be robust, but I would challenge that it should be, and that this election truly is a tipping point. We now have a new superintendent in place who is committed to shaking things up a little bit and keeping the focus on the children.

A strong DISD will strengthen our region’s economic health. The commercial real estate industry will benefit directly through increased property values, stronger markets, and a diversified and educated workforce. Stronger public schools will help Dallas become a magnet for business relocation, which will continue to increase our economic prosperity. Stronger public schools mean we all prosper.

SALES PRICES OF PRE-OWNED HOMES IN THE DALLAS AREA ROSE IN THE FIRST QUARTER

The housing market experienced a surge in the first quarter.

Pre-owned home sales were up 16 percent in the first three months of 2012 from the same period last year. And median home resale prices were up a solid 5 percent.

The price bump was even higher in March, with median prices up 11 percent from a year ago, according to numbers released Monday from the Real Estate Center at Texas A&M University and North Texas Real Estate Information Systems Inc.

“The encouraging news is that March is the first real month of the selling season,” said Dr. James Gaines, an economist with the real estate center. “You can’t argue with the strength of these numbers.

“And you shouldn’t be surprised for the second quarter to see numbers as similarly good,” he said.

March was the ninth month in a row that pre-owned home sales in North Texas were higher than in the same month the year before.

And the $155,000 price for a median single-family home sold through the real estate agents’ Multiple Listing Service was the best since 2009.

“It may reflect that we are reducing the number of distressed home sales — I hope that’s what it means,” Gaines said. “Our markets appear to be strong enough to absorb whatever comes through.”

The quarter’s biggest increases in pre-owned home sales were for properties priced between $150,000 and $250,000.

Last year, most of the gains were in sales of higher-price houses.

“That means the lenders are beginning to get more realistic in their underwriting and not making it quite as tough to buy a home,” Gaines said.

The rise in March home sales and strong median price numbers are the latest in a string of upbeat housing numbers for North Texas.

New home sales rose 10 percent in the first quarter of 2012 from a year earlier, housing analyst Residential Strategies said Monday.

“With the solid results most homebuilders have been experiencing this spring, our expectation is that the increase in start activity will continue to manifest itself in second quarter 2012 as well,” Residential Strategies’ Ted Wilson said.

Homebuyers will find a lot fewer properties to pick from this year.

The inventory of pre-owned homes listed for sale with real estate agents in March was 23 percent below where it was a year ago. There is less than a six-month supply of houses in the Multiple Listing Service.

And there is less than a three-month supply of new homes available in the Dallas-Fort Worth area, according to Residential Strategies.

With fewer homes available and lot prices increasing, Wilson said, many builders intend to push prices higher this spring.

On the pre-owned side, Gaines said that the 11 percent year-over-year price increase in March probably won’t be sustained.

“If we can get a 3 to 5 percent overall median price increase for the year, we’ll be doing great,” he said.

That would be the first annual home price increase in North Texas since 2006.
